IDX-RETS- VOW

What is IDX? Internet Data Exchange- IDX is a set of policies set forth by NAR and is also used as the term for the data feed that allows agents to display all the MLS properties on their website.

What is RETS? Real Estate Transaction Standards- This is the standards that all associations & vendors adhere to when configuring their IDX feeds.

What is a VOW? Virtual Office Website- A VOW does not have a bricks and mortar office and does all its business online. Typically a VOW will require a prospective customer complete an enrollment form before allowing access to its data.

What are my Internet Listing Display Options through MLSOK?

  1. Use a qualified website vendor to configure a search platform for you utilizing the MLS IDX feed
  2. Use MLSOK partners to provide a standardized site with a search platform using the feed

How will the VOWS settlement affect me?

If your seller affirmatively requests that he does not wish his listing to be displayed in a VOW site your seller has the following options:

  1. Exclude the listing from all Internet Display
  2. Explain that seller can only withhold from all Internet display but that he has choices in a VOW di splay - He can withhold the address, he can opt to not have the listing displayed where property is auto-valued, and he can opt to withhold his listings if the VOW site allows for properties to be rated by the consumers
  3. If your seller chooses one of these options he must complete the VOW Listing Amendment (which must be forwarded to MLS so that the listing restrictions are sent to the VOW site vendor) and you must check the input boxes regarding IDX in the Add/Edit Field of the listing input in Tempo 5.
